Our online owner portal keeps owners in the loop at all stages of a maintenance issue with updates and records that can be accessed anytime through the owner portal. Maintenance expenses are included in the monthly owner statements.
Home Warranties
Home warranties can be a great benefit to Owners, however we have found that in addition to the warranty companies not getting to the properties— in most cases—within a timely fashion (within 48 hours), they just aren’t worth the money.
Clark Howard and Dave Ramsey both discourage anyone from using them, even for owner-occupied homes. They are not warranties, but insurance products. They make their money by collecting annual premiums, deductibles on every call, using the lowest-cost vendors (quality be damned), and denying or limiting claims by repairing instead of replacing.
Both Clark & Dave state that if a property owner, over a 5-year period, self-funds a reserve equal to the annual premiums and 3–4 deductible payments per year, they'll likely have enough to cover most repair and replacement costs.
These warranties are often cheap throw-ins during the sales process to ease buyers' fears—and not much more than that. The person who gets a new HVAC system, new water heater, and a couple of new appliances in one year is the unicorn. That’s not normal or usual.
Finally, the damage caused to our tenant relationships by relying on these home warranties makes lease renewals much more difficult—if not impossible. That’s the final knock against using these so-called warranties or insurance policies.
